Mold Inspections 101

You may feel an in-home mold inspection is in order for a number of reasons; for example:

  • You have seen mold growths in your home
  • You smell mold – usually a musty odor
  • Your indoor environment – or certain areas – are excessively humid
  • Family members have become ill
  • A combination of all of the above

Whatever your reason, the mold inspection should be carried out by a certified mold inspector to ensure correct results and if detected, that proper mold remediation steps are followed.

Mold Inspection Process

Carried out by a certified mold inspector, our process involves 6 steps:

Step 1: Initial consultation – You suspect the presence of mold and need professional advice. The initial consultation will help you to detect and identify the presence of mold. If it is determined that mold is present, we proceed to the next stop, the visual inspection.

Step 2: Visual Inspection – A certified mold inspector is sent to your home and performs the following tasks:

  • Looking for visual mold (water stains, moisture intrusion)
  • Recording humidity levels and temperatures from room to room
  • Checking suspect areas with a surface moisture meter to detect moisture in wall cavities

Step 3: Sampling - The visual inspection will indicate which rooms need to be air sampled along with an outdoor control sample. If a surface area is suspect, such as a carpet or piece of furniture, a swab or physical sample is taken and sent for laboratory mold analysis testing.

Note: During steps 2 and 3, we use cutting edge technology including infrared thermography by way of a Thermal Imaging Camera, moisture meters (both penetrating and non-penetrating), boroscopes, and we conduct temperature and humidity checks throughout your home.

Step 4: Reporting – Following the test, you will receive a written mold analysis report that will interpret the results, followed by recommendations. The lab results are legal documents and have individual identification numbers on them. Click here to view sample mold analysis reports .

Step 5: Recommendations and Removal – Should the mold analysis and report recommend the removal of mold growths (mold remediation), a certified mold inspector and mold remediation specialist will be sent to carry out its removal. As mold removal can be hazardous, strict guidelines must and should be followed, such as those set out by the Canadian Construction Association’s CCA 82 - Mould Guidelines for the Canadian Construction Industry .

Mold is safely removed using Negative Air Pressure Machines, HEPA Filters, Gloves and Masks.

Step 6: Final Air Sampling – Following the initial mold remediation, one of our certified mold inspectors will revisit your home, confirming that the mold infestation has been completely removed. This includes final air sampling of your environment and visually inspecting all previously moldy surfaces and areas.
